I build your website first. You decide after you see it.

One-page websites for shops and trades around Don Mills and Finch. I put together a real page for your business, with your name, your services and your hours on it, and then you tell me whether you want it.

No deposit, no contract, no meeting in an office. If you do not like it, you keep the page and I go away.

    Why it matters

Your next customer is looking for you at 9pm.

Not to browse. They have already decided they want what you sell, and they are trying to answer one small question before they get in the car.

    searching

    “Are they open tomorrow?”

Holiday hours especially. This is the most common one.
    searching

“Do they do the thing I need?”

Leather, EV chargers, party trays, safety certificates.
    searching

“What is it going to cost?”

A price list stops the calls that are only ever questions.
    searching

“Which door is it, and can I park?”

Unit number, the plaza name, and a link that opens Maps.

A directory listing is not a website. If all you have is a listing on someone else's site, you cannot change what it says, you cannot stop a competitor's ad appearing next to your name, and you cannot stop that site going offline and taking you with it. A page you own does none of those things to you.

    What you get

One page that answers everything, built for a thumb.

Almost everyone will see your site on a phone, standing up, in a hurry. That is the only screen that really matters, so it is the one I design for first.

    Tap to call

Your number is a button, at the top and at the bottom. One tap dials it.

    Hours that answer themselves

The page works out whether you are open right now and says so, in words.

    Your services and prices

Exactly what you do, in your words. Prices if you want them, ranges if you do not.

    Directions that open Maps

Plaza name, unit number, parking note, and a button that starts navigation.

    Photos of your actual shop

I take them on my phone while I am there. No stock photos of someone else's business.

    Loads before they lose patience

No pop-ups, no cookie banner, no tracking scripts, nothing to slow it down.

Set up so Google understands it

Your name, address, phone and hours in the format search engines read directly.

    The padlock, properly

HTTPS on your own domain, renewed automatically. No browser warnings.

WhatsApp, if that is how you work

A button that opens a chat with you. Plenty of shops here prefer it to email.

    How it works

    Backwards, on purpose.

Most people want a deposit before you have seen anything. I would rather do the work first, because it is the only way to prove it is worth paying for.

    I build it first

From whatever is already public: your listing, your sign, your menu. It takes me an evening. You see a real page on a real screen, not a sketch and not a slide deck.

    You correct me

The hours will be wrong. Something you do will be missing. Tell me and I fix it. Two rounds of changes are part of the price, so nobody has to be shy about the first round.

    It goes live

I register the domain in your name, put the page on it with HTTPS, and point your Google listing at it. About a week from your go-ahead.

    I keep it running

Prices change, hours change, you close for two weeks in August. You message me, I change it. And when something breaks, I am the person who answers.

    Pricing

One fixed price, agreed before I start.

Never hourly, and never a number that moves once we have shaken hands. If something is not on this page, ask me and I will tell you straight.

    First three businesses

    Founding neighbour

For the first three local businesses that say yes.

    $500 once, to build it

    then $30 per month

    • Everything in the standard build
    • Your rate stays at this price for as long as you stay
    • Your Google Business Profile set up free
It is a trade, not a discount
    • A few honest sentences I can quote
    • Permission to show your site as my work
    • An introduction to two other owners you know
    Claim a founding spot

    Standard

The normal price once the founding spots are gone.

    $800 once, to build it

    then $40 per month

    • The page, written and built around your business
    • Your domain for the first year, in your name
    • Photos taken in your shop
    • Two rounds of changes before it goes live
    • Hosting, the padlock, and small edits after that

If the upfront is the problem, say so. There is a version with nothing to pay on day one and a slightly higher monthly, and I would rather build you that than lose you over cash flow.

    Ask for a quote

What the monthly is really for. Putting a page like yours on a server costs me a few cents a month, and if you look it up you will find that out anyway. You are paying for the domain and its renewal, the certificate, the edits whenever your prices change, and a person who picks up when the site is down. That part is real work and it is worth the money. The server is not the reason.

    Things people ask for later

Looking after your Google Business Profile$25 / month
An extra page beyond the one-pager$150 / page
An hour of photos in your shop$150
Rush it, live in two days+50%

    No charge, no catch

Not ready for a website? Start with this instead.

I will claim and set up your Google Business Profile for free. That is the panel that shows up on the right when somebody searches your name, and it is what puts you on the map with the correct hours and the correct phone number.

It takes me about twenty minutes. You do not have to buy anything afterwards, and I will not ask. Most owners see the difference in phone calls within a few weeks, which is a better argument for hiring me than anything I could say here.

    • You end up owning the listing, under your own Google account
    • Correct hours, so nobody drives over to a closed door
    • Your services listed, so you turn up in searches for them
    • Photos, and the request-a-review link you can text to customers
    • Nothing to sign, and no password of mine left on your account

    Who you are dealing with

    One person, five minutes away.

Codizine is new. That is exactly why the first three sites are cheap, and why I will build yours before you have paid me anything.

I am Payas Mann, and I live and work by Don Mills and Finch. Codizine is me, not an agency with a sales team, so the person who builds your site is the person who picks up the phone.

I also build and run school-management software that schools use every day, including the part where parents pay fees. Uptime, backups, certificates and answering the phone when something is wrong are already the job I do. A one-page site for a shop is the easy end of it.

You will not find invented five-star reviews on this site, or a “trusted by 500 businesses” line, because it would not be true yet. When there are real clients to show, they will be real, and they will have said yes to being here.

    • The domain is registered in your nameYou are the owner and I am the technical contact. You can move it to anyone, any time, and I will help you do it.
    • No contract and no lock-inCancel the monthly whenever you want. I hand over the files, and you owe me nothing else.
    • The price is fixed before I startWritten down, in plain numbers. No hourly billing, and no invoice that is bigger than the quote.
    • Nothing on your site will be made upNo invented reviews, no fake founding year, no stock photo of a shop that is not yours. If I do not know a detail, I ask you.
    • I can come to youNorth York, Scarborough and most of the GTA. For the plazas around Finch it is a walk, not a drive.

    Straight answers

The things owners actually ask me.

    I have enough customers already.

Then this is not about finding you new ones. It is about the people who already want you and cannot find out whether you are open, or whether you do the specific thing they need, at nine at night when you are not there to answer the phone. Some of those people go to whoever answered the question first.

I am already on Google and a few directory sites.

Being on Google is genuinely useful, and if your listing is not claimed I will set it up for you for free, whether or not you ever buy a site from me.

Directory listings are different. You do not control what they say, you cannot fix the hours yourself, competitors can advertise beside your name, and when one of those sites shuts down your entry goes with it. Renting your presence on somebody else's site is not the same as owning a page.

My nephew said he could build one.

He probably can, and if he does it I will happily send him the files I have already made so he has a head start. What I am selling is not really the building, it is that it actually gets finished, and that somebody is still looking after it in two years when the hours change and the certificate needs renewing.

What if I see it and I do not like it?

Nothing happens. You have not paid me anything at that point. Keep the link, show it to whoever you like, and I will get out of your way. That is the deal, and it is the reason I build first.

    Who owns the domain name?

You do. It is registered with your name as the owner and mine only as the technical contact, and I will put that in writing. Holding a business's domain hostage is a thing that happens in this trade, and I would rather tell you up front that I am not doing it.

Do I have to write anything?

No. Talk to me for fifteen minutes about what you do and I will write it, then you cross out anything you would not say out loud. Most owners change three or four words and leave the rest.

Can I stop paying the monthly?

Any time, with no notice period. The site stops being hosted by me and you keep the domain and the files. If you would rather not think about it monthly at all, prepay a year and you pay for ten months instead of twelve.

    How long does it take?

About a week from the moment you say yes, and most of that week is waiting for the domain and for you to have a spare ten minutes to look at it. The mockup you see first exists before we ever speak.

Do you do more than one page?

Yes, but I would not start there. One page that answers every question beats five pages that bury the phone number. If you need a proper menu, a gallery or a page per service later, they are $150 each and we add them when you actually want them.

Do you take online payments or bookings?

Not on the one-pager, and not as an afterthought. Taking money is the part that has to be right, so it is a separate conversation with a separate price. I build fee payment systems for schools, so it is something I can do properly. It is just not a checkbox on a brochure site.

    Start here

Tell me your business name. I will build the page and send you a link.

That is the whole ask. You do not need to prepare anything, and you are not agreeing to buy anything by asking.

I answer these myself, usually the same day. If you would rather I did not call you, say so and I will only email.

This opens your email app with the message ready to send, so you can see exactly what leaves your phone. Nothing is stored on this website.
